
When it comes to choosing the right place to live off-campus, we know that asking the right questions is key! To make the transition easier for everyone, we have compiled a list of the most common things we are asked about. If there is anything else you are curious about, please do not hesitate to contact someone from staff.
What is included in the rent?
The rent includes electricity, water, HD cable, internet, and trash removal.
Will my apartment have furniture?
YES! No need to hire movers, rent a truck or put your parents and friends through the moving of furniture, your new apartment is fully furnished with modern luxury furniture. Just bring your personal belongings and you will be all set. Each apartment comes with all major appliances, living room and bedroom furniture.
What is Individual Leasing?
This means that you are only responsible for YOUR (or your student’s) rent. You are not liable for your roommates rent under any circumstance. Unlike traditional lease or a joint lease, if your roommate transfers, graduates, or fails to pay his/her rent, it does not affect your or your lease.
Do you offer roommate matching?
Yes! If you do not have roommates in mind (or enough to fill the units in the apartments of your choice) but want to reserve your spot to live at The Lusso before it is too late, we have got you covered. We understand that you might not always have someone in mind to room with but we will match you with someone who is compatible to live with. You just have to fill out a questionnaire and we will simply match you with someone.
Do I need renters insurance?
In an effort to create a more enjoyable living environment for the student renter, we now require all residents to carry an active renter’s insurance or tenant liability policy during their lease term. Requiring basic liability coverage has become a common practice in apartment living to provide peace of mind and protection from the unforeseen events that sometimes occur. Our required tenant liability coverage works to protect the resident from liability exposure created while your student is away from home, including but not limited to negligent damage to the apartment unit, negligent damage to another resident property or even injuries to guests while visiting. Or if you choose to enroll in more robust renters insurance policy, you may be able to protect belongings such as text books, phones, electronics, and other valuables in the event of theft or destruction. As long as your chosen policy meets the minimum coverage outlined in your lease agreement, feel free to pick any provider you feel is the best fit for you. If you do not like searching for an insurance provider, we offer an easy way to enroll in the minimum liability only coverage as part of your rent payment. If you know you want additional coverage on your belongings but don’t want to shop around, we partner with a national insurance provider specializing in student renters’ insurance coverage
What kind of security is at The Lusso?
Safety at the Lusso is our utmost concern, and we provide more security features than you may find anywhere else. Security features include 24hour cameras monitoring outside the building, all public access areas inside the building and the hallways. The building requires a thumb access to the building.
Can I have guests?
Of course you can! You can have whomever you like to visit your new home. We request that you are respectful of other residents and your roommates at all times.
Is there parking?
Spaces are leased on a first come, first serve basis, so don’t wait to contact our virtual leasing office for availability and pricing.
How much is rent?
Rent varies depending on the size of the unit and floor preference. Please contact our leasing office to learn more about pricing before units sell out.
How do I pay rent monthly?
The Lusso accepts rent payments on-line via checking or saving account, set up automatic monthly payments, and credit/debit card.
Do I need someone to co-sign my lease?
Only the person living in the unit needs to sign the lease; however, if you do not qualify due to the credit portion of the application, you will need a guarantor to sign a Guarantor form.
What is a guarantor?
A guarantor is someone who guarantees timely payment on the lease. In the case of student living, a guarantor is usually a parent, guardian, or someone else who is financially stable. We require a guarantor only when the person living in the unit is unable to meet application’s credit qualifications.
Do I need to have a guarantor?
Having a guarantor is not a requirement to lease with us, it is definitely recommended. In order to qualify without a guarantor, you will be required to provide your three most recent pay-stubs and they must show that your income is at least five times your monthly rental amount. In addition, you must pass a credit screening with a minimum score of 7 out of 10 and pay a one month security deposit. There could be an additional month’s deposit required depending on the results of the credit screening. The only other way to be approved without a guarantor is to pay the lease in full upfront.
If you apply with a guarantor, you will not be required to submit your pay stubs or pass a credit screening. Your guarantor will be able to complete their application online and receive a screening decision immediately upon the completion of their application. To review the guarantor qualifying criteria, please refer to the beginning of the application.
Is there an application fee and/or security deposit
There is a $50 application fee which covers a background check on the resident, credit check on guarantor, and all administrative processing. We also require a non-refundable redecoration fee in the amount of $150 due within one week of signing.
Do you allow pets?
Sorry, we do not allow pets. The Lusso is a pet-free environment.
Are there washers and dryers in my unit?
No! there is an convenient wash room on every floor of the building.
How do maintenance requests get addressed?
You will be given a maintenance number to call. Someone from our maintenance team will address your issues within 24hours unless an emergency.
Do I have to be a student to live at the Lusso?
Nope! While our community is definitely optimized for the student lifestyle, we lease to anyone who meets our qualifying criteria.
